Development - Preferential Equity
Pref Equity is a hybrid of debt & equity, taking on characteristics of one or the other in various forms. It provides two primary benefits versus Mezzanine Debt:
Higher gearing, often 85% to 95% of TDC (Total Development Costs exc GST)
Without a 2nd registered mortgage, Bank finance can be easier to obtain
Development - Joint Venture Equity
JV Equity often allows even higher gearing than Pref Equity; for high-quality projects and highly-capable developers, STAC is even able to structure deals requiring zero equity from the developer.
This type of equity is a true Joint Venture - with the primary security being a JV agreement; whilst the developer is usually wholly responsible for day-to-day decisions and actions, the JV partner sits on the PCG and has voting rights.
Commercial Property Portfolios - Ordinary Equity
Whether you own 1 or 100 properties, Ordinary Equity can be used for a whole range of solutions, some of which include:
Deleveraging (reducing debt LVR), where banks have made a demand to reduce their exposure
Repositioning assets, in instances where debt is unsuitable because of lender appetite or where timeframes are not certain
Distressed assets or portfolios, deleveraging or paying out debt whilst the turnaround strategy is implemented.
Payout debt on vacant land that is unable to be developed in the foreseeable future.
